TEST & BALANCE HVAC
Air and water flows are tested, adjusted and balanced as one segment of the Commissioning or re-Commissioning of a building’s HVAC system. A building's air and chilled/hot water distribution systems and subsystems are a conglomeration of fans, coils, dampers and ducts, pumps, chillers, coils, valves and piping. A specialty contractor or the mechanical contractor typically installs these items. Then, there's a pressure and leak test of the lines. Afterwards, the lines are cleaned and flushed out.
However, due to the frequent indoor air quality (IAQ) and performance problems associated with improper system operation, most Owners and design firms now insist that a specialty Test Adjust and Balance (TAB) contractor place these systems in service. The concept is that one Contractor checks the performance data of all equipment under actual field conditions to ensure compliance. However, these firms do not perform testing for compliance with safety codes. In addition to knowledge and experience, the TAB contractor must possess or have access to a wide range of calibrated test equipment and instrumentation.
Benefits of a Deferred Maintenance Program for Educational Institutions:
The Deferred Maintenance Program outlines the renovations and capital improvements set in a 10-year format.
With the decay of University infrastructure around the country, the Deferred Maintenance Program outlines, plans and implements a format to budget the University's deficiencies.
The Deferred Program prioritizes the order of the buildings in which renovation should occur. The Program also brings the facilities back to an original building condition. With run down facilities, it is very difficult to recruit and retain students.
60% of students decide which University they will attend within the first 15 minutes on campus.
The Deferred Process allows for the renewal of facilities but within fiscal capabilities.
